Plans for an affordable housing project adjacent to North Middlesex Hospital are set to progress now that a developer has been selected, according to London Mayor Sir Sadiq Khan.
The initiative will see the construction of 284 low-rise and terraced residences, with configurations ranging from one to four bedrooms, on land acquired by City Hall at the Upper Edmonton location in north London. In addition to homes, the project will include a new park, community amenities, and office spaces.
These homes will be classified as “genuinely affordable,” with half designated for social rent—around 50% of the market rate—while the remaining units will be available for shared ownership, as reported by the mayor’s office.
City Hall has confirmed that the proposals will soon be submitted for planning approval.
The project has been in development for several years, following the acquisition of the 1.77-hectare parcel of land for housing, finalized in 2022.
Sir Sadiq referred to it as a “landmark development.” He emphasized that addressing housing demands in the capital and providing affordable homes for Londoners remains a high priority in efforts to create a more equitable London for all.
Every residence will be “dual aspect,” featuring windows that can be opened and span at least two sides of the units.
Additionally, these properties will be integrated with Enfield’s borough-wide energy network, which will supply them with low-carbon heating, as stated by City Hall.
Should the Enfield Council grant approval, the Vistry Group and the Hyde Group housing association will be responsible for carrying out the project.
Ayten Guzel, Enfield Council’s cabinet member for housing, expressed her commitment to continuing collaboration with the Greater London Authority and the government to explore additional avenues for increasing affordable housing in Enfield soon.
The London mayor has set a goal of constructing between 23,900 and 27,200 affordable homes by March 2026. However, Sir Sadiq has cautioned that achieving this target may be challenging without governmental financial support.
